Our philosophy

A production home is chosen. A Sohana home is drawn.

That difference is not a marketing line. It changes who gets to live comfortably in the house, and for how many years.

We use the word luxury, and we mean something specific by it. Not a price bracket — a standard of execution. A house is luxurious when the doors hang true, the drainage works in the third year, the framing is square and the person who built it answers the phone. Our coming developments do sit higher on price. The standard behind them is the one we already hold.

The land decides first

Orientation, soil, drainage, floodplain, utilities, deed restrictions and school zoning are assessed before anyone falls in love with a floor plan. A beautiful plan on the wrong lot is an expensive mistake nobody notices until it is poured.

We design from your answers

Who sleeps here in five years. Who cooks, and how much. Whether a parent is coming to live with you. We start from those facts instead of handing you a layout and asking you to work around it.

A house should outlast the mortgage

We build for the family that inherits it, not the one that flips it. Materials, systems and layout are chosen so the house is still working thirty years from now.

Greater Houston is one of the most international places in the country. In much of the world a family home is a compound, not a couple — and most American floor plans quietly assume otherwise.

  • A ground-floor suite with its own entrance — for a parent arriving from abroad, an adult child, or rental income.
  • A kitchen built for real cooking — proper extraction, a separate prep zone, surfaces that survive daily heat and spice.
  • A dining room that seats everybody — sized for the holidays you actually host.
  • Documentation treated as normal — income in two currencies, credit that began the year you landed, assets held abroad.
What ground up includes

You will always know which phase you are in, what happens next, and what it costs. Your site, your lender and the city set the real calendar.

  1. Sit down and get honestHousehold size, budget, timing and financing readiness — before anyone spends money. If building is the wrong move for you this year, we say so.
  2. Find and secure the landSourcing and vetting lots across the metro: survey, soil, floodplain, utilities, deed restrictions, HOA terms. Then negotiating it.
  3. Design and specifyArchitectural plans drawn to your household, then a line-by-line specification of finishes and systems. You approve a fixed scope and a fixed number before a shovel moves.
  4. Permits and approvalsMunicipal submission, engineering, plan review and any HOA architectural approval. We handle the filings and the chasing.
  5. ConstructionSlab to punch list, with walkthroughs at framing, pre-drywall and pre-close. Written weekly updates and photographs — which matters if you are following the build from another country.
  6. Keys, warranty and afterFinal walkthrough, systems orientation, closing, and a written warranty period with a named person to call.
